March is traditionally one of the most strategic months in our property calendar and Valentine’s Day has come and gone.
If you didn’t get the keys to a new home as a gift… don’t worry — March might be your month.
Buyers who didn’t secure a home during peak summer are still actively searching — and sellers who list now often benefit from strong demand before the quieter winter period sets in (along with wet dogs and higher electricity bills).
Market Snapshot – March 2026
Well-priced homes are still moving quickly. The R3m – R6m price band remains the most active. Modern, renovated homes with views continue to command a premium. Stock levels are at a low presently.
MARCH 2026 PROPERTY UPDATE
Here’s what we’re seeing on the ground across the Northern Suburbs: THOUGHTS
We work closely with ProMortgage to ensure our serious buyers are financially pre-qualified before they view properties. Many are securing rates at prime minus 1% — and in some cases even prime minus 2% — giving sellers confidence that offers are backed by real approval, not guesswork. Properties that are correctly priced and well presented are achieving
strong interest within the first two weeks of listing.
FOR SELLERS: 3 THINGS THAT MATTER BEFORE WINTER
1.Pricing Precision
Overpricing in this market can cause a property to stagnate quickly.
2.Presentation
Buyers are selective and much more aware. Clean lines, neutral tones, and great photography and videography matter more than ever.
3.Marketing Exposure
Luxury homes require targeted digital campaigns, international portal exposure, and professional visual media — not just a listing on one platform.
4.Informed
Today’s buyers are far more informed about property law, compliance requirements, and their rights — which means they ask better questions and expect full transparency. The key right now? Strategic positioning.
FOR BUYERS: SHOULD YOU WAIT UNTIL WINTER?
It’s a common question.
While winter sometimes brings slightly less competition, it also brings less stock. Historically, some of the best homes list between March and April — before the colder months. If you’re actively looking in Plattekloof, Panorama, Welgelegen or surrounding areas, it’s worth staying ahead of new listings rather than waiting for winter.
ACTIVITY WE’VE RECENTLY SEEN
1. Strong demand for elevated view properties in Plattekloof
2. Quick interest in well-priced family homes in Welgelegen
3. Increased buyer enquiries from Gauteng relocating to Cape Town Momentum is steady — but buyers remain value conscious.
COMMUNITY MATTERS
One of the reasons the Northern Suburbs continues to perform well is its strong community foundation — excellent schools, established neighbourhoods, easy access to major routes, and lifestyle convenience.
Where we work is where we invest our time and energy — and that’s what keeps our market resilient.
THINKING OF SELLING OR BUYING?
Whether you’re planning a move this year or simply want clarity on your home’s current value, March is a smart time to have that conversation.
